Host Agreement

This Host Agreement applies to every user who lists a Property on Villario (a “Host”), whether individually or through a Company account, and to anyone granted delegated management access to a Property (a “Property Manager”). It supplements our Terms of Service and Acceptable Use Policy.

1. Listing accuracy and responsibility for the Property

  • You are solely responsible for the accuracy of everything in your Listing: description, photos, amenities, room/capacity configuration, pricing, and policies.

  • You must keep your availability calendar accurate. If you also list the same Property on another channel (Airbnb, Booking.com, Vrbo, Expedia) or sync it from an external calendar (iCal) or Property Management System, you are responsible for the accuracy of that sync and for resolving any double-bookings it causes.

  • You are solely responsible for the condition, safety, legality, insurance, and habitability of the Property itself. Villario does not inspect Properties and is not a party to the accommodation contract between you and the Guest.

  • If you designate another verified user (an owner, or a Property Manager who holds message-handling permission) as the publicly displayed host for a Listing, you remain responsible for that Listing under this Agreement.

2. Pricing, availability, and Bookings

  • You control your base pricing, any pricing rules (seasonal, length-of-stay, last-minute, early-bird, weekend), taxes, and add-ons for each Property or room type.

  • If you enable Instant Book, you are agreeing in advance to accept any Booking that meets your stated availability and capacity rules — you may not decline or cancel an Instant Book reservation except as permitted under Section 6 of our Cancellation & Refund Policy.

  • If a Property requires Request to Book, you must respond to Booking requests promptly; requests that expire without a response are treated as declined and the Guest's payment is released.

  • Once a Booking is confirmed, the price, currency, and cancellation policy that applied at that moment are locked to that Booking regardless of later changes you make to the Listing.

3. Payments and payouts

  • Guest payments are collected via our payment provider (Stripe Connect, unless otherwise agreed) and paid out to your connected payout account.

  • Villario deducts its Service Fee from each Booking total before transferring the remaining balance to you. The applicable rate is shown in your Host dashboard before you publish a Listing.

  • Refundable damage deposits are held or charged separately from the accommodation price, according to the capture mode you configure for each room type or Property.

  • You must keep your payout account details current. Villario is not responsible for payouts delayed or misdirected due to inaccurate payout details you have provided.

4. Taxes

You are solely responsible for your own tax compliance. Villario lets you configure per-jurisdiction tax rules (e.g. VAT, occupancy tax, city tax) so they're itemised and collected as part of the Booking price, but Villario does not determine what taxes apply to your Property, does not remit tax on your behalf, and does not provide tax advice. You are responsible for registering with the relevant tax authority, correctly configuring your tax rules, and remitting any tax due.

5. Guest identity verification

Some jurisdictions legally require you, as the accommodation provider, to collect and retain identification details from guests. Where this applies to your Property, Villario can collect this on your behalf and make a limited, time-boxed summary available to you — but you must first accept our current Guest ID Data Processing Agreement. Collection cannot be enabled for your Property, and reminder emails to guests cannot be sent, until you have done so. You remain the Data Controller for this data; Villario processes it strictly on your documented instructions, as set out in that Agreement.

6. Property Managers and delegated access

  • You may grant another user access to help manage a Property, and control exactly which actions they may perform (rooms, availability, bookings, reviews, messages, analytics, pricing, photos).

  • You remain responsible under this Agreement for all actions taken on your Property by anyone you grant access to.

  • You may revoke a Property Manager's access at any time.

7. Reviews

Guests may leave one review per completed Booking. You may post a single public response to each review. You must not offer or accept compensation in exchange for a review or its removal, or otherwise attempt to manipulate your review score — see our Acceptable Use Policy. Villario administrators may hide a review that violates that policy.

8. Verification and enforcement

Villario may verify a Property or Company listing, and may flag, suspend, or deactivate a Listing that we determine violates this Agreement, our Acceptable Use Policy, or applicable law. We may also cancel a Booking and issue a refund to the affected Guest where enforcement requires it. Repeated or serious violations may result in suspension or termination of your Host account.

9. Premium features

Certain features (including featured-listing placement, extended analytics, and bulk availability import) may require an active premium Host subscription plan. Availability and pricing of premium plans are set out separately in your Host dashboard.

10. Indemnity and liability

You agree to indemnify Villario against claims, losses, or expenses arising from your Listing, your Property, or your conduct as a Host, including claims brought by a Guest relating to the Property itself. To the fullest extent permitted by law, Villario's liability to you is limited to the Service Fees you have paid in the 12 months preceding the claim, except where liability cannot be excluded or limited under English law.

11. Termination

You may deactivate your Listings and close your Host account at any time, subject to honouring or properly cancelling any confirmed Bookings. We may suspend or terminate your Host account for breach of this Agreement, our Terms of Service, or our Acceptable Use Policy.

12. Changes to this Agreement

We may update this Agreement from time to time. Material changes will be notified by email or an in-product notice at least 14 days before they take effect. Continuing to operate a Listing after that date constitutes acceptance of the revised Agreement.

13. Governing law

This Agreement is governed by the laws of England and Wales, consistent with our Terms of Service.
